IDX SEO
The technical SEO challenges specific to Internet Data Exchange (IDX) pages — property listing pages generated from MLS data feeds on real estate agency websites. IDX pages are frequently client-side rendered (making them un-indexable), carry duplicate content (same MLS descriptions across multiple agency sites), and require specific technical strategies to provide SEO value rather than harm.
Definition
IDX (Internet Data Exchange) allows real estate agencies to display property listings from MLS (Multiple Listing Service) data feeds on their own websites. IDX pages represent a significant technical SEO challenge because of three endemic problems: (1) **Client-side rendering**: most IDX plugins and platforms render listing content via JavaScript on the client side — the initial HTML response is an empty container; listing content loads only after JavaScript executes. Googlebot\'s HTML parser processes the initial HTML response before JavaScript rendering; it may never execute the IDX JavaScript in its fast-crawl pass, meaning IDX listing pages are effectively invisible to Google. A real estate site with 500 IDX listing pages may have 3-10 actually indexed. (2) **Duplicate content**: IDX feeds supply the same property descriptions, photos, and data to multiple agencies in the same market. Google identifies duplicate content across sites and ranks the original source (the MLS database or aggregator like Zillow/Rightmove) above the duplicates. (3) **Thin supplementary content**: even when IDX pages render correctly, the MLS description provides no original value — identical text exists on every other site with the same feed. Solutions: **Server-side rendering**: choose IDX platforms with server-side rendering (property content in initial HTML) or static site generation per listing. **Original supplementary content**: add original content to each listing page — neighbourhood paragraph, transport links, school information, agent commentary — that doesn\'t exist on other sites with the same feed. **Strategic canonicalization**: for duplicated MLS content, canonical tags pointing to the authoritative source may be better than competing with Zillow. **Area landing pages**: instead of competing on individual listing pages, focus SEO on area landing pages that combine a listings widget with original hyper-local content.
Why it matters for SEO
IDX is how most real estate agencies add inventory pages to their websites — without understanding IDX\'s SEO implications, agencies invest in IDX setups that Google doesn\'t index, discovering the problem only when checking Google Search Console and finding none of their listing pages in the index. Understanding client-side rendering, duplicate content, and the strategic choice between individual listing page optimisation vs area landing page optimisation is essential for real estate site SEO strategy.
How DeepSEOAnalysis checks this
DeepSEOAnalysis audits any real estate agency URL — for IDX pages, the key check is whether the property listing content is present in the initial HTML response (server-rendered) or only appears after JavaScript execution (client-side rendered). A crawl of an IDX listing page that returns near-empty initial HTML with a content-filled JavaScript bundle indicates client-side rendering that may not be indexed. The structured data check validates whether Product/RealEstateListing schema is server-rendered alongside the listing content.
